(1) Pay rent and use the leased property according to the principle of "payment before use". The rent shall be paid in half yearly installments and a performance bond of 50000 yuan shall be paid.

(2) The lessee shall sign a lease agreement with the travel investment company, and the travel investment company shall collect rent and performance bond from the lessee in a unified manner.

Rental base price:The original rental price for thirteen barbecue shops in the Dadonghai Tourist Area of Sanya is 500000 yuan per year. In the first year, the competitive rental price will be implemented, and from the second year onwards, the annual rent will increase by 5% on the basis of the previous year's rent.

(1) The intended lessee must be a legally existing legal person, non legal person organization, or natural person with full civil capacity, with catering business qualifications. When registering, they must provide a commitment letter for the investment and renovation of characteristic catering services worth no less than 1 million yuan. We do not accept applications from consortia.

(2) The competitive rental deposit required for registration (must be deposited into the lessor's designated account during the announcement period) shall be confirmed to be signed by the lessee within 5 working days according to the "Lease Contract" template provided by the lessor. The competitive rental deposit will automatically be converted into a performance deposit after being determined as the lessee. If the lease agreement is not signed with the lessor within 10 working days, it shall be deemed as a breach of contract.

(3) The cleaning of the shop is the responsibility of the lessee.

(4) The lessee shall maintain the current status of the shop and shall not damage or modify the main structure of the building. When it is necessary to renovate, the renovation plan must be reviewed and approved in writing by the lessee before construction can begin.

(5) Without the written consent of the lessee, the lessee shall not sublease or sublet the shop, lend all or part of the shop, or exchange business with others.

(6) The lessee shall not use the shop to engage in illegal activities.

(7) If the lessee causes damage to the shop and its attachments during the use period, the lessee shall be responsible for repairing it; Any damage to the rented shop and its attachments caused by this, or any personal or property losses to third parties, shall be borne by the lessee; If it causes losses to Party A at the same time, the lessee shall compensate for it.

(8) If any complaints, compensation, or administrative fines are caused by the lessee during the leasing process, the lessee shall bear the relevant responsibilities and losses.

(9) The leasing of this project is based on the current situation. If there is a difference between the leased area and the actual area, it will not affect the leasing transaction price.

(10) Other matters not covered shall be stipulated in the Lease Agreement signed by both parties.

(11) The intended lessee is required to fill out the "Lease Application Form" and "Quotation List", as detailed in Annex 1 and Annex 2. When submitting paper materials for registration, it is necessary to seal the "Lease Application Form" and "Quotation List", as well as a copy of the business license, legal representative's power of attorney or ID card in a sealed envelope, and affix the official seal at the seal of the envelope.
